Situated in Sandown Estate, Blouberg, this 220 sqm home was designed to fit comfortably onto a 325 sqm or 250 sqm stand.

The ground floor consists of  a entrance foyer, open plan living area, kitchen, scullery, guest toilet, master bedroom & en-suite, covered patio,garage and covered parking.

The first floor includes two bedrooms, bathroom & separate toilet, study area, roof garden and a separate home office with its own toilet and kitchenette. 

The challenge was to design a coastal house within a enclosed suburban environment with estate design regulations. This meant a house open to the outside with lots of windows and openings but within   a densely packed neighborhood that  places constraints on space as well as privacy.

Privacy from the street is  enabled with narrow windows and a high strip window that spill light into the double volume space of the staircase area.

The Roof garden creates an outside space for the rooms upstairs and the planting and foliage give more privacy from the neighboring houses.
